Thoughtful architectural design for homes in Kent

Miriam Layton Architectural Design provides creative and practical architectural solutions for homeowners and developers across Kent. From sensitive extensions and conversions to new homes, each project is shaped around how you live, the character of the place, and the realities of planning, budget and build.

Whether you’re creating your own home, navigating your first renovation or working within the constraints of a listed building or conservation area, Miriam offers clear guidance at every stage – from early ideas and planning applications through to detailed construction drawings. With strong local planning knowledge and a hands‑on, collaborative approach, the focus is on designs that work beautifully on paper and in real life.

If you have a listed property, live in a conservation or National Landscape area, you can rely on Miriam’s expertise to create a tailored design that will suit your needs and satisfy the requirements of planning and building control.

Your project journey

Every project is different, but the process is always clear, structured and collaborative. Miriam Layton Architectural Design supports you from first ideas through to detailed drawings, helping you make informed decisions at each stage.

1. Initial conversation & site visit

The process begins with a conversation about your ideas, priorities and budget, followed by a site visit where context, constraints and opportunities are explored. This is a chance to ask questions, test early thoughts and understand what may be achievable before proceeding further.

2. Concept design

Initial design options are developed in response to your brief, the site and local planning context. These might explore layout, form and scale, helping you visualise different ways your project could work. Designs are refined through discussion, ensuring the proposals align with how you want to live or use the space.

3. Planning & permissions

Clear, well‑considered drawings and supporting information are prepared for planning permission or permitted development, as appropriate. Where projects are within conservation areas or involve listed buildings, particular care is taken to respond sensitively to local character and planning policies.

4. Detailed design & building regulations

Once permission is in place, detailed drawings are produced for building regulations approval and construction. These drawings provide the technical clarity needed for accurate pricing and a smooth build on site.

5. Ongoing support

Throughout the process, Miriam remains available to answer questions, liaise with consultants and respond to issues as they arise, ensuring continuity and clear communication from start to finish.

“Miriam was fantastic. As total novices, Miriam led us step by step through the planning process and took on board all the leg work when it came to building regulations. She provided us with numerous designs and offered us guidance when we were unsure. We would recommend Miriam’s architectural services, and have done so already”.
